Pre-purchase drainage inspection
Camera footage of the buried drains around a house you want to buy, a grading review and a written report to help you decide on subjects.
Drainage Pro diagnoses, repairs, waterproofs and maintains the systems that keep water out of North Vancouver basements. Every job starts with a camera inspection and ends with a reinstated yard, handled by the same crew from the first cut to the last shovel of soil.
How the work is organized
Every drainage job we take on sits in one of four stages, and most houses need more than one of them in the same visit. Working out which stage you are actually at is the whole point of the first inspection, because the wrong stage is the most expensive mistake available: a new membrane does nothing for a collapsed pipe, and a new pipe does nothing for a wall that was never sealed.
Nothing gets priced off a guess. A camera goes down the existing line, we mark the route and depth on the surface, and you get the footage and the written findings whether or not we do the repair. On a pre-purchase job that report is what you hand to your agent.
Once the fault is on film, the fix is a scope rather than a sales pitch. That can be a targeted repair to one failed run, or a full replacement around the footing with new perforated pipe, washed rock and filter fabric. Our own machine and crew open the trench and put the ground back.
A trench beside the footing is the only time in the life of a house when the outside face of the wall is reachable. Waterproofing, crack repair and drainage board go on while it is open, because doing that work later means paying for the excavation twice.
New drainage still silts up if nothing ever looks at it. Catch basins fill, sump pumps age out, and a line that was clear in May can be half blocked by February. Scheduled cleaning and a periodic camera pass keep a system you have already paid for doing its job.
Stage 01
Camera footage of the buried drains around a house you want to buy, a grading review and a written report to help you decide on subjects.
HD video of what is inside your drain and sewer lines, with faults located from the surface, so repairs start from evidence.
A stain on the wall is rarely where the water got in. We trace the route first, so the repair is aimed at the cause.
Condition-rated drainage reports for strata councils and property managers, with footage or a site observation behind every rating.
Stage 02
Spot repair, one side or full renewal, scoped from camera footage of your drain tile and the age of the pipe around it.
Camera-located sewer lateral repair and replacement, from the house to the property line.
Drain cleaning for sewer lines and hydro jetting for perimeter drains, with the camera showing what is blocking the line and whether cleaning will hold.
Storm sumps and sewage ejectors load-tested, then serviced or replaced before they fail, with battery backup and alarms where they count.
Stage 03
A membrane on the outside face of the foundation wall, protected by drainage board and put on while the trench is open.
A written assessment of where the water gets in, then crystalline waterproofing from inside where the outside of the wall cannot be reached.
Leaking cracks sealed by injection through the wall, once we know why they opened and whether they are still moving.
Settling, bowing or heaving foundations, assessed with an engineer and repaired to the engineer's design.
Stage 04
Common property drainage on a schedule council can budget for, scoped from measured condition and recorded year after year.
Your drain runs filmed every year and set beside last year's footage, so slow change shows up while it is still a finding, not a failure.
We empty the sump, check the outlet and record each basin, for houses and strata parking areas, ahead of the wet months.
Suction from the surface for full sumps, flooded pits and silted lines, with the material taken away rather than flushed downstream.
How a job runs
Most drainage work goes wrong in the handovers between trades. We do not have any.
A camera goes down the line first. You see the same footage we do, and the scope comes from what is actually in the ground.
You get the findings and the price in writing. Permits and inspections are arranged where required.
Excavation, drainage, waterproofing, concrete and landscape reinstatement are all ours. Nothing gets handed between trades.
We camera the finished system before we leave and back it with our workmanship warranty of up to 10 years, in writing.
Tell us the address and what you're seeing — a backup, a wet wall, a smell, a sinking lawn. We'll tell you what the next step is and what it costs, before anyone digs. Not sure yet? Ask us a question first.
