The appointment
What happens next
-
A person reads your request, not an autoresponder. We call you within one business day to confirm a time, and we ask a few questions first: where the water shows up, how old the house is, whether anyone has scoped the line before. Those answers decide whether we bring the camera, the locator, the jetter, or all three.
-
On the day, we start inside at the wet spot and work outward. We find and open the cleanouts, run the camera through the perimeter line, and mark the route and depth on the surface so you can see where the pipe actually runs. Where a line is collapsed, crushed, full of roots or laid flat, we show you the footage on the screen while we are still standing there.
-
You get the recording, a plain-language summary of what is wrong, and a written price for fixing it. There is no pressure to book the repair on the spot, and we will tell you when a problem can wait until spring rather than pushing work you do not need yet. Our drainage work is backed by a workmanship warranty of up to 10 years, in writing.

Camera and locator
A push camera and reel for the perimeter line, a sonde locator so the route and depth can be marked on the surface rather than guessed at, and hand tools for lifting catch basin grates and opening cleanouts that have been buried under bark mulch since the last owner. On older clay or concrete tile, the camera shows whether a line is silted up, root-bound, offset at the joints or collapsed, because on a drain that age the question usually isn’t whether it’s failed, it’s where, and the locator puts that spot on the ground.
-
When the drains turn out to be fine
Sometimes the pipe isn’t the problem. A downspout emptying against a foundation wall can push water through a small crack and into your basement. A catch basin plugged with mud can stop carrying water away, so it backs up toward the house instead. Concrete foundation walls also age, and an older wall may need repair and waterproofing long before the drain tile does. That’s why we inspect the whole system (walls, downspouts, catch basins and grading), not just the pipe. If the fix is a cleanout or a crack repair, that’s what we’ll tell you, in writing, and you’ll keep the camera footage either way.
Before we arrive
What to have ready
-
Photos you can text us
Text pictures to (604) 210-3892 before we arrive: the wet spot inside, the wall or floor where the water shows up, the outside of the house nearest that wall, and your downspouts and catch basins. Photos tell us more in ten seconds than a phone call does in ten minutes.
-
Access notes
Gate codes, a dog in the yard, a locked crawlspace hatch, parking that only fits one truck, a tenant who works nights. Put anything that affects getting to the foundation in the last box on the form.
-
Anything you already know
The age of the house, whether the drains have ever been replaced, a previous camera report, an inspection report from a purchase, or a quote from someone else. If a line has already been scoped we can often price the repair without scoping it twice.
Who books one
Who this is for
Homeowners on the North Shore and across Vancouver and Burnaby who have water where it should not be: a damp basement wall after a heavy week of rain, a puddle that never drains beside the foundation, a catch basin that backs up, an efflorescence line creeping along the concrete. It is also for buyers who want the drains scoped before a subject removal, and for stratas and property managers who need a written condition report before budgeting a repair.
If your basement is flooding right now, do not wait for the form. Call or text (604) 210-3892 and say it is urgent.
Questions about booking
What happens after I send this form?
It lands in our inbox and you get a copy by email straight away. One of us calls you within one business day to confirm a time and to ask the two or three questions that decide what we bring on the truck. Nobody is dispatched until you have agreed to the appointment.
Do I need to be home for the inspection?
Usually yes, at least to start. If your cleanouts are inside the basement or crawlspace, we’ll need access to reach them. If all the access points are outside, we can inspect around the foundation without you there. If you can’t be home, tell us in the form and we’ll work it out, whether that’s a family member or neighbour letting us in, or a tenant, realtor or property manager.
How long does a drainage inspection take?
Plan on one to two hours for a single-family house. Locating buried cleanouts, running the camera through the perimeter line and marking the depth and route on the surface all take time, and we’d rather do it properly than guess at what’s under the ground. Larger homes, buried or missing cleanouts, or heavy roots in the line can add time, and we’ll let you know on the day if that’s the case.
