About Drainage Pro Built on finding the cause, not chasing the symptom

Drainage Pro is a North Vancouver drainage and earthworks contractor, not a general plumbing outfit. We have been at it since 2017 across North and West Vancouver, Vancouver and Burnaby: steep lots, heavy rain, and a lot of houses still running the perimeter drains they were built with.

Since 2017

The hard ones are the ones we want

Residential drainage has a trade problem. Most plumbing outfits stop where the digging starts, because a perimeter drain sits below the footing and getting to it needs excavation, and excavation is a different trade with different tickets, different equipment and different insurance. So the homeowner ends up hiring two companies who each blame the other, or a landscaper who will dig but cannot tie into a storm connection.

We diagnose with a camera, dig with our own machine, install the drainage, waterproof the wall, pour back the concrete and reinstate the ground, all on one contract.

We take the difficult ones on purpose. Deep water tables, rock, tight side yards, houses where three people have already tried something, and the jobs that arrive in the middle of a November storm. Those are the ones where knowing the cause before you dig is worth the most.

Four stages

How a job actually runs

Four stages, one contract. Nothing gets handed to a crew you did not hire and cannot reach.

  1. Step 1: Inspect

A camera and a locator find the cause first. You see the footage, the depth and the route before we put a price on anything, and the report is yours whether or not you hire us for the repair.

  2. Step 2: Repair

Excavation and a permanent repair to code, with permits and inspections arranged where required.

  3. Step 3: Protect

Waterproofing goes on the wall while the trench is open, then the ground is backfilled in compacted lifts and reinstated. Doing it later means paying to dig the same hole twice.

  4. Step 4: Maintain

Scheduled flushing and camera checks so the next failure turns up on a calendar instead of on your driveway during the first big storm of the season.

Scope

We do the part others won’t

Letting someone dig up your property is a bigger ask than a service call, and the usual way it goes wrong is not bad workmanship. It is the seams between trades: the plumber who will not excavate, the excavator who will not touch the connection, the concrete crew booked three weeks after the trench is open. Every one of those seams is a place where the schedule slips and the responsibility gets blurry.

We hold all five parts of the work on one contract, with one price and one number to call.

Excavation
Our own machine and operator. Nothing is subbed to a crew you did not hire and cannot reach.
Drainage
New perforated pipe, washed drain rock, filter fabric, cleanouts and a proper connection.
Waterproofing
Membrane or coating on the foundation wall while the trench is open and the wall is exposed.
Concrete
Walkways, steps and slabs that had to come out are formed and poured back by us.
Reinstatement
Backfill, compaction, grading and the ground put back. Landscaping redesign is a separate scope and we say so upfront.

Credentials

Licensed, ticketed and insured

Drainage work is buried the day after it is finished, which makes the paperwork behind it worth more than usual. Ask any contractor for these before you sign anything, including us.

  • Led by a Red Seal certified plumber
  • 30+ years in the trade
  • Drain camera inspection before we dig
  • Full perimeter drainage replacements backed for up to 10 years
  • Fully insured and WorkSafeBC covered

Permits and inspections are arranged where required. On a perimeter drain replacement that usually means a plumbing permit and an inspection of the new line before the trench is closed.

Our standard

We leave it better than we found it

That is not a line about attitude. It is the standard we quote to. The line does not just drain again, it drains better than the day the house was built, because the pipe, the rock and the fabric are all better than what came out. The waterproofing that was never there goes on while the wall is exposed. The ground is backfilled, compacted and reinstated, not just pushed back in.

The practical version of that is smaller than it sounds. Boots off if we are inside. Tools off your driveway at the end of the day. A heads up before anything loud starts, because you still have to live there while we work. If we have been on your property, the thing we came for should be permanently off your list.

Warranty

What our warranty actually covers

Our drainage work carries a workmanship warranty of up to 10 years, in writing: 10 years on full replacements, 5 years on sectional replacements and 2 years on spot repairs. If something we installed fails because of how we installed it, we come back and put it right at no charge. Manufacturer warranties on pumps and membranes run separately and we hand you that paperwork at the end of the job.

What the warranty cannot cover is a part of the system nobody paid to replace. If we renew one run of drain tile and the rest of the house is on the original clay, that older pipe is still older pipe. We say which is which in the written scope, so the boundary is clear before the machine arrives rather than argued about afterwards. Every finished system is filmed on the way out, and that footage is the reference point for any claim.
