Drainage in North Vancouver
Camera-first drainage repair and leak diagnosis for the City and District of North Vancouver, where slope runoff meets older foundations.
Lynn Valley · Deep Cove · Upper Lonsdale · Lower Lonsdale · Edgemont
Drainage Pro is based at 224 Esplanade W #579 in North Vancouver and works across the North Shore and Metro Vancouver. One crew handles each job from start to finish, and nothing gets subbed out to a crew you did not hire.
Coverage
The four cities below are where the machine, the crew and the camera van spend nearly all of their time. Keeping the radius tight is deliberate. It means we can get a camera on a problem quickly when the weather turns, it means the excavator is not spending half a day on the road, and it means the crew already knows how each municipality handles a permit and an inspection.
If you are not sure which page applies to you, go by the municipality on your property tax notice rather than your mailing address. Permits, inspections and the rules for connecting a perimeter drain to the storm system all follow the municipality, and it is the first thing we check when we scope a job.
Each page covers what fails in that city’s housing stock, the municipal permit process and the work we have done there.
Drainage is a local problem before it is a plumbing problem. What fails on a 1950s bungalow cut into a Lynn Valley slope is not what fails on a flat Burnaby lot or a Vancouver laneway-house rebuild, and the permit process is different in every municipality we work in. That is why each city has its own page rather than one list of place names.
Whichever city you are in, the job runs the same way: we camera the existing line first, put the findings and the price in writing, arrange permits and inspections where required, then do the excavation, the drainage, any waterproofing the wall needs, and the concrete and landscape reinstatement with our own crew. One contract, one number to call, and a camera pass at the end to show you what you paid for.
Scheduling depends on what you need. A camera inspection is a short visit and usually the quickest thing to book, which is why it is the right first step when you are on a subject-removal deadline or trying to decide whether a wet basement is urgent. A full perimeter drain replacement ties up an excavator and a crew for a stretch of days, so those go in the calendar further out. We work through the wet season, because that is when drainage problems show themselves and when most people find out they have one.
We also take on work outside these four cities where the project suits our crew and equipment. If your property is elsewhere in the Lower Mainland, call or text with the address and what you are seeing, and we will tell you plainly whether we are the right contractor for it or whether you are better served by someone closer.

We work across the North Shore and Metro Vancouver, with North Vancouver, West Vancouver, Vancouver, Burnaby as our core service areas. We are based in North Vancouver, so North Shore jobs are usually the fastest to schedule.
Ask us about your address. If a property sits outside the areas listed on this page, tell us where it is and we will say honestly whether we can get a crew there.
It depends on the week and on whether the job is an inspection or an excavation. Call or text us with the address and what you are seeing, and we will give you a real date rather than a placeholder.
Tell us the address and what you're seeing — a backup, a wet wall, a smell, a sinking lawn. We'll tell you what the next step is and what it costs, before anyone digs. Not sure yet? Ask us a question first.
