Built Better Warranty Built to outlast the warranty.
Perimeter drainage fails with age. Sixty years of ground movement, sediment and roots, and water starts finding its way in — sometimes slowly, sometimes all at once. When we replace it, we build past code, photograph every stage, and put our name on it: two years on a spot repair, up to ten on a full system, and it stays with the house when you sell. Stay ahead of your drainage. It's the only thing keeping you dry.
What's covered
One warranty. Term by scope.
Everything Drainage Pro installs or repairs is covered by our Built Better Warranty on workmanship. The more of the system is ours, the longer we stand behind it.
-
Full perimeter drainage replacement
Up to 10 years
Whole-perimeter renewal, two-pipe system, foundation wall restored and waterproofed, tied into the municipal storm connection.
-
Complete exterior foundation waterproofing
Up to 10 years
Full exterior system, in combination with a full perimeter drainage replacement: wall prepared, parged and restored, damp-proofed and waterproofed, with drainage tied into the municipal storm connection.
-
Sectional perimeter drainage replacement
5 years
One side or one run replaced to new. Covers the section we built, not the original pipe it ties into.
-
Everything else we install or repair
2 years
Spot repairs, sewer line sectional and full replacements, sump and sewage pump installs, cleanouts and catch basins. Workmanship on what we built.
No municipal storm connection? A system that discharges to a rock pit still qualifies for the 10 years when the rock pit is designed and certified by a geotechnical engineer. Without that certification the system carries the 2-year workmanship term. Scope, price and warranty term in writing before work starts, always.
Why it holds
Dug up once. Built to stay buried.
We've seen what makes a drainage system fail at year eight. Everything below is a decision we made so ours doesn't.
30+ years in the trade
Thirty years in the trade means we've already seen how this fails — clay joints that opened, Big-O that crushed, one-pipe systems that never had the capacity, walls that were backfilled bare. The warranty isn't optimism. It's everything we've watched go wrong on other people's houses, built out of the job before we close the trench on yours.
-
The wall gets fixed too
On every full renewal the foundation wall is power-washed, parged and restored, then damp-proofed and waterproofed. Code lets you backfill a bare wall. We don't.
-
Two pipes, not one
Most older homes run one pipe for footing water and roof water together. We install a two-pipe system so a blocked downspout can't flood your footing drain.
-
Camera before anyone digs
We scope the system through existing access and show you the footage. The quote is built on what the pipe actually looks like, not on what's usual for the street.
-
Every job photographed, start to finish
Trench open, pipe laid, wall coated, backfill — all of it on record. You get the whole file. If anything ever needs a look, nobody has to guess what's down there.
-
A Red Seal plumber runs every job
Not supervising from the office. On site, in the trench, making the calls. The ticket is on the person doing the work.
-
Built past code, by choice
Code is the minimum a system has to meet to pass inspection. We build to the standard a system has to meet to still be working in year ten.
Sewer lines and pumps
What two years covers when the system isn't all ours.
A perimeter drain carries rainwater. A sewer carries whatever goes down the drains in your house, and a pump runs on a motor with a life of its own. So the warranty on these is workmanship — the thing we built — and we'll be clear about where that line sits.
-
Sewer line repairs
2 years
On the section or run we installed: the joints, the bedding, the backfill. Not the pipe we didn't replace, and not what goes down the drain — grease, wipes, a bottle of Drano.
-
Sump and sewage pumps
2 years
On the install: chamber, piping, check valve, wiring and float. The pump unit carries the manufacturer's 2-year warranty, passed through to you.
-
Drain cleaning and augering
No term
Clearing a line is a service, not a build. What's still in the pipe can block it again. A line that blocks twice has a defect, and that's when a repair comes into it.
Sewer replacement is in ABS, with CSA-rated ABS DWV under driveways and anywhere else that carries load. We don't line sewers or sell "trenchless" fixes — it isn't accurate and it doesn't hold on this pipe. Three honest outcomes for a failed sewer: clear it, replace a section, or replace the run. You'll be told which one you're in, with the footage, before anyone quotes anything.
What's not covered
We warranty the pipe we laid. Not the weather, and not the city.
A drainage system has one job: carry the water that reaches it to the municipal storm connection. Our warranty covers that job. It doesn't cover water the municipal system can't take, or events no drainage system is designed for.
-
Municipal storm or sewer mains that can't keep up. Surcharge, backflow or backup originating on the municipal side, including mains that haven't been maintained or upsized.
-
Atmospheric rivers and extreme rainfall. Rain events that exceed the design capacity of the municipal storm system. Heavy rain on its own is not excluded — heavy rain is exactly what a perimeter drain is for. When the municipal main is fine and the basement still takes water in a normal November storm, that's on the system, and we'll say so.
-
Elevated groundwater and water tables. Water entering from below the footing or through the slab, which a perimeter drain is not built to intercept.
-
Work by others, and changes after the job. Excavation, utility installs, additions, regrading or landscaping that disturbs the system, and pipe or structure we were asked to assess but didn't build.
-
Tree roots in pipe we didn't replace, and the original pipe a sectional replacement ties into.
-
Anything put down a sewer line, and the pump unit itself beyond the manufacturer's terms.
-
Force majeure. Earthquake, landslide, fire and other events outside anyone's control.
If one of these is what happened, we'll still come, camera it, and tell you so. The footage is yours, and most of the time it's what your insurer needs to see if a claim is being opened.
If something goes wrong
How a warranty call works.
The warranty stays with the house
It transfers to the next owner for whatever term is left. If you're selling, that's a line for the listing. If you're buying, ask whether the drainage was done by us — the project file and the remaining term come with it.
-
Call or text us
Give us the address. We pull the project file — your drawings, photos and camera footage are already on record.
Call or text (604) 210-3892 -
We come and look
Camera first, same as any job. If it's our work, there's no charge for the visit.
-
We fix it
Workmanship defect inside the term: repaired at no cost. Something else: you get the footage and a straight answer about what it is.
Thinking about the work?
Every warranty we've written started with a camera.
We scope the system first and quote from the footage, so the warranty on your quote covers what's actually there. The camera inspection is a paid visit, and the price is quoted on the call — no surprises on site.
